What is your house worth?

For several years we've had a strong real estate market.  When the market cools and prices fall, your house could be worth thousands less than similar homes if your home...

  • is in proximity to invasive weeds, like the Phragmites which are pervasive in BC's rainwater basins and protected wetlands.
  • is near noisy pickleball courts.
  • is in proximity to properties where restrictions are not enforced.
  • has a landscape easement with dead trees and/or excessive weeds.
  • borders a woodlands with noise from ORVs (dirt bikes, ATVs, snowmobiles, golf carts)
  • Is surrounded by investor-owned rental properties.

If any of this sounds familiar, you should consider getting involved with your HOA.  Read the restrictions and make a difference.

BCHOA Annual Meeting

On November 18th, BCHOA held their annual meeting.  A virtual meeting, where property owners were kept on mute for the entire meeting.

The meeting began with board members emphasizing their commitment to transparency.  They briefly showed the meeting minutes from one year ago.  Then a board member approved them without allowing property owners to comment.   If the board can approve their own minutes, why did it take a year?

The 2023 meeting minutes left out key points from last year's annual meeting:

  • The board attempted to adjourn the meeting after two hours without holding a vote for directors.  The vote had been the second agenda item.  When a vote was insisted on, Laura Hughes introduced a new rule.   She stated only 7 people could be on the board.  The bylaws allow for 15 directors.
  • Eight property owners introduced themselves and explained why they wanted to be on the board.
  • Then the board held a vote.   However, Danny Abrams brought 40 proxy votes to negate the votes of property owners in attendance.  Only one new director was allowed to join the board.

Weeks after the 2023 annual meeting, the board created a 'resolution' setting a limit of 7 directors.  That document can be found on the documents page of this website.

This year the board announced:

  • The gazebo project is complete.  The cost was $30,000.
  • BCHOA spent $42,000 more than budgeted for 2024.
  • They are evaluating replacing the mailboxes again.

Additional points from this meeting will be released with the meeting minutes in approximately 12 months.

The board is now required to hold an in-person assessment meeting to review financial details and the proposed budget, and for members to vote on the 2025 assessment.  The board has not held this meeting for the past 14 years.

Hike at your own risk

ATVs and dirt bikes have been replaced by snowmobiles.  So be careful using the BC nature trails by the lake.  Snowmobilers have been known to travel at high speeds in our protected woodlands.

BCHOA Restrictions prohibit motorized vehicles from operating in BC Common Areas.  This includes golf carts.

Snowmobiles run over tree saplings in the protected woodlands.
