Mailboxes

For more than a year, the gazebo was under construction.


The gazebo was damaged by wind in 2017.  Last fall (2023) construction began to fix it.  


After a costly ($30,000) and disastrous 14 month construction project, Danny Abrams declared the gazebo project complete.  


Bare wood has not been painted and the top of the structure remains twisted.  Use the gazebo at your own risk!

Mailboxes

BCHOA paid hundreds of dollars per mailbox for  outdated mailboxes made of particleboard.  During the the annual 'video call', BCHOA announced they are researching replacing all the mailboxes.  Mailboxes are the responsibility of property owners.  HOA replacement of mailboxes was a violation of the Restrictions and of Federal Tax Code 501 (c)(4).

The BC Tennis courts underwent crack repairs and repaint in June of 2014 at a cost of about $27,000.  


Within a year cracks began to reappear.  BCHOA was told by the contractor (Goddard Coatings) that the underlying asphalt was beyond its end of life and needed to be replaced.  Further crack repair would be a waste.  


In July of 2024 BCHOA again had the cracks repaired and the courts re-painted.  This time surprising nearby residents by turning one tennis  court into 2 pickleball courts.  


Five months later, the courts have begun cracking again.

BC North has been in the dark for a year now, frustrating the same residents who put up with 14 months of gazebo construction.  12/24

Many trees in BC are dead or dying.  Sometimes mature trees are replaced with saplings, angering residents.  There is no master plan to address this concern.

The pond and surrounding berm have been neglected.  This once-beautiful asset is now an unsightly mess.

Woodlands and Wetlands

BC's protected woodlands and wetlands have been over-run by invasive species like Phragmites, Buckthorn and Russian Olive.  Wildlife has been squeezed out, scenic views are no longer and there is an increased risk of fire and flooding.  BC is the only community in Novi with no plan to eradicate invasive species.  If that's not bad enough, ORVs frequent and damage these 'protected' lands while putting hikers at risk.

Basin C was cleared of invasive plants and surveyed for proper rainwater capacity.  HOAs are responsible to do this periodically for all  stormwater basins.  The total cost was about $14,000.  BCHOA did not approve funds for beautification.  However, native cattails soon replaced the Phragmites.

BCHOA hired a contractor to put signs in the woodlands to discourage ORVs.  The signs were not set in concrete, so they ended up in the lake.  May 17, 2021

Scenic over look from nature bridge.  How did it get this bad?  BCHOA had these weeds trimmed but the view is gone.

Not so subtle notices

BCHOA passed out violations including Novi ordinance violations, for which BCHOA has no jurisdiction.  The VIOLATION pictured warned a neighbor about weeds.  Note the weed on the BCHOA island is almost touching the violation notice!  The notice also contained an invalid web address:  bristolcorners.info  Bristol Corners has no website.  BCHOA does maintain a Facebook page which is available to some property owners. (Not those who complain about BCHOA.)  Picture from August 30, 2024
